Skilled Maintenance Technician - HVAC
General Function
The Skilled Maintenance Technician – HVAC is responsible for general maintenance of facilities to avoid possible failure and malfunctions. This individual will report to the Maintenance Supervisor on the servicing, repairing, and basic day-to-day needs of the Facilities Maintenance Department. HVAC systems and controls are a critical focus of this role.
Qualifications
High school diploma
Significant experience in HVAC system repair, maintenance, and controls is required
Experience that demonstrates the ability to perform routine building maintenance and repairs
Strong organizational and follow-up skills
Detail oriented
Team player with great interpersonal skills
Ability to maintain focus while working individually
Strong time management skills
Possess normal care and awareness required to prevent injuries
Must have or be able to obtain a valid NC driver's license
Working Conditions
Must be able to work inside or outside facilities with exposure to heat and cold on a daily basis
Moderate physical activity requiring long periods of standing, walking, and periodic lifting of 50 pounds or more
Must be able to ascend and descend ladders up to 25 feet high to carry out inspections and repair work
Must be able to crawl and work in confined spaces to repair equipment and fixtures
Essential Functions and Responsibilities
The duties of the Skilled Maintenance Technician – HVAC include, but are not limited to:
Perform maintenance, troubleshooting, and repair of HVAC systems and associated controls
Perform minor and/or major repairs of buildings and selected equipment
Perform preventive maintenance procedures on buildings on a scheduled and/or work order basis
Assist with the renovation/remodeling of buildings
Respond to emergency maintenance requests as required or needed
Perform minor roofing repairs
Operate a forklift
Perform preventative maintenance on LCC vehicles (oil, water, other fluids, tire pressure, etc.)
Maintain a clean, safe, and orderly work site
Other duties and responsibilities as assigned
